Home Staging is NOT decorating. Home staging is a valuable marketing tool for real estate professionals, home owners, investors and builders. A decision to sell a home begins the separation process from home to house. Proper pre-market preparation, (in the form of home staging), reduces listing time on the real estate market; gives buyers a greater perception of value and increases the sellers return on investment (ROI).

Home staging is recommended for both occupied and vacant homes. It is recommended to stage a home prior to listing but it is also extremely beneficial post-listing as an alternative to a price reduction.


Home Staging rates for 2017:

Home Staging Evaluation - $300

From curb-side to cellar we perform a thorough walk-through of your home and property with a "Buyer's Eye". Walk with us and take notes while we make recommendations for each room and discuss priority issues as we tour your home. We offer cost effective ideas on how to update and refresh your home; advise you on how to depersonalize and de-clutter your space; create curb appeal and make suggestions on how to neutralize paint colours and decor. All of our suggestions and recommendations will be discussed with you during our Home Staging Evaluation. It's our goal to help you achieve that "move-in" ready feel buyers are looking for so that your home sells faster and for top dollar!

Staging rates for 2017: $60/hr per Stylist (minimum 3 hour booking-additional travel fees may apply for properties outside of our primary service area)

Staging (or styling) is the final step in the process of preparing a home for sale. Once the recommendations from the Home Staging Evaluation have been implemented, it’s time to stage the home. We use as many existing household furnishings and accessories as possible to ensure that every room makes a great first impression! In a minimum two- hour booking, 2 stylists can effectively address 2 to 3 average size rooms. For your convenience, please see rate chart below.

3 Hours with 2 Stylists * $60/hr per stylist = $360 (*Minimum booking)

4 Hours with 2 Stylists $480

6 Hours with 2 Stylists $720

** On occasion, recommendations are made to incorporate accessory/decor items that will create the desired aesthetic and market certain spaces more effectively (ie., new lamps, artwork etc.) **Limelight Interiors does NOT rent furniture or decor accessories. Recommended, additional items will be at the homeowner's discretion and expense.

Vacant Home Consultation & Design Plan - $300

Vacant homes often lack the warmth and appeal needed for a buyer to make an emotional connection to a home. Staging a vacant property allows potential buyers to visualize furniture placement; how to use the space efficiently and to envision themselves living in the space. During a Vacant Home Consultation, Limelight Interiors will record important aspects of each room to be staged including: architectural details; room measurements; recommendations for furniture placement; determine appropriate decor style and accessorizing. Furniture rental is available for vacant homes and is obtained through independent furniture rental companies. Rental rates can vary by company and by geographical region. Typically, furniture rentals are retained on a monthly rental basis; in some cases, with a minimum 3 month rental. Additonal accessories/decor items may be recommended to create the desired aesthetic and to market certain spaces more effectively.

**Limelight Interiors does NOT rent furniture or decor/accessories. Recommended, additional items will be at the homeowner's discretion and expense.

PLEASE NOTE: The cost to stage a vacant home is NOT included as part of the Vacant Home Consultation.
